When the stars aren't aligned, that's when you realize the value of an excellent real estate broker. What follows is just a story. There's more to say, but I wanted to keep the text shorter rather than longer. My partner, Martin, and I lived in Gatineau in a duplex with a parental suite where my mother-in-law lived. As she began to show signs of dementia, we decided to find a suitable house where we could all live comfortably to ensure her safety. We put our house on the market in May 2020, right in the heart of the pandemic. It sold in 4 days, with a possession date in October 2020. Perfect! We thought. We had time to find an adequate and not too expensive house. Our excellent broker and now friend, Michel Noreau, accompanied us to visit the houses we preferred. We quickly realized that the market was crazy. Offers multiplied for each of the houses we had selected. Months went by: May, June, July… we began to despair. Everything became too expensive. We made multiple offers but only to see them go to those who made a better offer. In early August, Martin lost his job. Disaster, we could no longer afford a house in our region. What were we going to do about the mother-in-law? Nursing homes were out of the question at the time due to the soaring COVID cases. Martin, originally from Quebec, said: what if we went to Quebec? Houses are still affordable there. So we called our broker Michel to share our decision. He took care of finding us a broker. A few days later, Hélène Fraser contacted us. We explained what we were looking for. She didn't waste time sending us lots of possibilities. She freed up a weekend just for us. We went to Quebec, and the visits began. It was like 'speed dating' with dozens of houses. We quickly realized we had hit the jackpot with brokers. Finally, we found a house we loved in the perfect neighborhood, but another offer came in at the same time as ours. We were discouraged, but Hélène encouraged us. We discussed it, and she recommended a counteroffer, and to our great happiness, our offer was accepted. It was August 24, 2020. I informed my bank of the purchase offer. The response was delayed. It seemed my file had fallen through the cracks. The bank asked for additional information, and the file was delayed. I copied Hélène in the exchanges. She spoke with the bank officials and managed to push the file forward for us. The house inspection revealed foundation problems, but we weren't worried because the seller indicated he would take care of the repairs. Since we were outside the city, Hélène kept an eye on the work for us and sent us information as it came. She even went to the site to see the progress and talked to the contractor. The repairs were completed, and all other conditions were met. The offer was now accepted. Hélène gifted us a TranquilliT insurance. She briefly explained what it was about. I found her gesture generous, but at the same time, I wondered, 'what could happen that would require this insurance?' These things don't happen to us, so I put the documents in a binder and forgot about it. The bank had sent the information to the notary's office, but we got no response. We called the notary's office, and they informed us that the file wouldn't be ready before the possession date. Hélène had to negotiate the possession date at least twice due to administrative problems with the bank and now the notary. I called Hélène, and I was discouraged. Without hesitation, she said, I'll take care of it. She soon came back to us with the name of a notary from the same firm who was willing to accommodate us despite her busy schedule. She reviewed the documents and informed us that a clause indicated a non-conformity of the building, but she said there must be a mistake since the previous location certificate didn't mention this non-conformity. She checked with the city, which was slow to respond. So, the possession date had to be renegotiated again. In mid-September, we got a pre-occupation contract for the house so we could move our belongings before the possession date of our house in Gatineau by the buyers, which was scheduled for October 23. October came, and we had no news. However, we knew Hélène was following up with the notary. Our moving date was scheduled for October 16. On October 15, the verdict came in; the house was not compliant with city regulations. We couldn't take the risk, so we had to cancel the sale. We had 1 week to realign our lives and the mother-in-law's. We managed to find a temporary place for her. We called the movers to tell them the move was postponed for a few days because we had to find a large enough storage for the equivalent of two dwellings. Plus, we had to go to Quebec to empty the house because we had already brought some items. We found a hotel for a few weeks and a condo on Airbnb for a few months. Martin realized that our second choice of house from the beginning of our search was still available. Hélène hurried to schedule a second visit. We scheduled an inspection at the same time to speed things up. We submitted an offer conditional on the cancellation of the sale of the first house, which was accepted. Meanwhile, to speed things up, Hélène helped the broker of the first house find buyers. By the way, this broker was very humane, open, and transparent. Three great qualities. The broker in question was dealing with COVID. Hélène contacted the other potential buyers who had shown interest. They were very happy to see their offer accepted, which freed us. We were able to buy the other house. We are very happy about it. In the end, the insurance that Hélène gifted us saved us $16,000 in additional costs incurred by the cancellation of the sale. Without Hélène's expertise, I'm not sure we could have managed all the legal procedures and related responsibilities. We would have been losers across the board, I'm convinced. Thanks to her, there were no serious consequences. We only experienced some temporary inconveniences. I've rarely seen someone as dedicated as Hélène. In many circumstances, she could have told us what to do, but she sensed our despair and took the reins for us. It's unprecedented. When the stars don't align, a good broker can help, but an excellent broker brings the stars back into alignment. Hélène is our No. 1.
